CBRE engaged Active to conduct a full study on the Australian National University’s building on Collins Street – a 40-year-old building spanning approximately 4,500sqm and housing 14 tenants.
For CBRE, the rising cost of maintaining and occupying buildings is of chief importance in the current property climate. Older buildings in particular need to remain technologically relevant and environmentally sound to be considered competitive in a volatile real estate market. Active’s extensive audit of the site included a review of each tenant space, complete feasibility study to determine financial outcomes and proposal of an Embedded Network solution.
An Embedded Network solution was recommended, whereby tenants could band together as a “buying group.” This allowed Active to purchase electricity at a wholesale rate. The result included a 10 per cent-plus savings on utility bills, a more responsive and customised level of service and smart metering with online access to consumption and history. For the Australian National University, it provided a new income stream and competitive advantage to attract and retain tenants.
